Sears Retail getting closer to opening

Breslin Builders is getting closer to completing the Sears Retail project and the associated restaurants, including Glutton and Vegenation. We received meter tags from the City of Las Vegas and meters have been set by NV Energy. The long anticipate electrical work to connect the needed upgraded power is due anytime from NV Energy, based on their install schedule, which will allow us to finalize the shell and restaurant projects for final approvals and occupancy.

Zydeco Po-Boys Restaurant is taking shape also with the build-out in the rough framing, rough electrical, mechanical, and plumbing stages.

Galleria Arte Fino getting finishes

Breslin Builders is putting the finishes in for the Galleria Arte Fino at Town Square. Flooring, final painting, millwork, and other items are being installed to complete this project for an anticipated March 2015 opening. The space originally was a PUMA retail store that is being converted to a two-level art gallery.

Galleria Arte Fino at Town Square remodel progressing

Breslin Builders has recently pulled the building permit for a new high end art gallery at the existing Town Square shopping center at Las Vegas Boulevard South and Sunset Road. Breslin Builders is providing design-build services (design and construction) for the nearly 6,000 square foot project. Working closely with the gallery owners, we are converting the existing two story PUMA shoe store into the new “Galleria Arte Fino” space, which will sell high end art work, sculptures, and other related items.

The two story space will have new display areas on both levels. understanding the owner has a budget to work within, Breslin Builders worked closely with our key subcontractors, and specifically GM Whitney Electric, to reuse as much of the existing lighting and other electrical features, to keep remodel cost down. We were able to reuse much of the existing track lighting on the main level, while adding a new less expensive system to the remodeled upper level, which was one PUMA’s storage room. Also as part of the design we worked around the existing in place restrooms, again to minimize the impact on the client’s budget. New paint, display walls, flooring, and other items needed to convert the existing shoe retail spaces into a high end art gallery are being provided. We are even providing two “swing walls” that can be swung out from the wall to create smaller display areas for various collections, provided flexibly use of the overall space.

This space, located at the heart of Town Square, will be their home base for future satellite facilities on the Las Vegas Strip, and bring a different venue to Town Square that they currently do not have. Construction is anticipated to be completed mid-January.

Dex Media tenant work in process

Breslin Builders is providing design-build services for a new Las Vegas office location for Dex Media. Located in an existing office building Breslin Builders designed and construction in 2008, this space is a remodel to an existing larger tenant space already in place, which we previously designed and built out. The project is located in the existing Windmill Durango Office Building Two located on South Durango Drive. This building has an existing LEED Silver rating that Breslin Builders also coordinated.

The scope involves taking the existing large office space and cutting it in half and remodeling one side into the needed space for Dex Media, including the addition of a training area, multiple conference rooms, a break room, and upgrades to some of the existing office areas. Consisting of approximately 7,220 square feet, the space provides a new base for their Las Vegas operations. New finishes including some carpeting upgrades and paint are being provided also. We worked closely with the existing space conditions to both blend the needs of the new tenant while keeping much of the existing space intact to minimize the construction costs for the landlord.

Permits have been issued and construction is already underway. A mid-December move in date is anticipated.

Blueberry Hill Restaurant at Flamingo|Decatur set to open

It’s been a long time coming, but the newest Blueberry Hill Family Restaurant at Flamingo and Decatur is finally set to open. Breslin Builders provided design-build services for the project, which is a remodel to an old Marie Calendar’s Restaurant that had previously closed and was purchased by Blueberry Hill. The project features updated interior finishes, an updated and expanded kitchen area, a new bar area, and new exterior building finishes and site refresh. Other items included a new roof and other maintenance items to bring the old restaurant up to date.

Work progressing on Sears Retail at 7th and Carson

Work is starting to progress on the new retail and restaurant spaces at 7th and Carson, known as the Sears Retail. Due to the age of the structures and typical of many of the projects we are involved with downtown (built originally in 1955 with an addition in the 1970’s), the building required asbestos abatement procedures before any further work could take place. The abatement work has been completed and investigative work for the new tenant restaurant spaces has begun.

Breslin Builders is providing design-build services for the project which include a new facade and two new restaurant spaces. The existing barber shop is remain in place and we will be building around them. Plans have been submitted to the City of Las Vegas for the facade and shell remodel, with restaurant plans nearing completion for permits. Look for the new facades and new restaurant spaces to be completed and opened Fall 2014.

Breslin Builders providing design-build services for Blueberry Hill remodel

Breslin Builders is progressing with the needed construction remodeling services to convert the existing Marie Calendars Restaurant at the southeast corner of Flamingo Road and Decatur Boulevard into a new Blueberry Hill Restaurant location.  This project is being completed via our design-build format, with Breslin Builders providing both design and construction services.

The project has extensive work to complete including a complete kitchen upgrade and remodel, new finishes within the dining room area, addition of two service bars, new exterior upgrades, and various site changes, including ADA upgrades to the parking area sidewalk areas. ¬†Other work being completed includes upgrades to the various mechanical, plumbing, and electrical systems, given he existing restaurant was originally constructed in the late 1980’s.

Working closely with the owner’s representative, this will be a wonderful new Blueberry Hill location once finished this spring/summer 2014.

Sahara Towne Square Facade Remodel continues…

Breslin Builders continues work on Phase I of the facade remodel at Sahara Towne Square commercial center, located at Sahara Avenue and Maryland Parkway, Las Vegas, Nevada. This is a design-build project with Breslin Builders providing both design and construction services.

The project includes updates to the facade look, including new a stucco over the original brick surfaces, removing the metal soffit materials for a new stucco finish, and replacing the existing sidewalk areas with new concrete. The existing columns and metal trellis are being removed also. The intent is to not only modernize the center, but also provide better tenant visibility from Sahara Avenue.

This scope covers Phase I at the north end of the center, including some work on the existing Smith’s Food and Drug facade. As time goes on, Breslin Builders will be providing services across the balance of the center.
