Progress is being made at the new design-build warehouse Breslin Builders is completing on Sobb Avenue in Las Vegas, Nevada. Framing is progress. On and off site work is moving forward.

Breslin Builders is providing demolition and tenant improvement services for the Phillips Edison & Company at their Anthem Highlands shopping center property. They are a repeat client for Breslin Builders (we completed work at their Rainbow and Warm Springs property earlier this year). Our design-build scope is to provide selective demolition services to remove the existing Tropical Smoothie build-out and prepare the space for a future tenant improvement.
Our scope include a ward vanilla shell TI ready for the future tenant (in this case an authorized Verizon retail store) finishes. In addition to the construction services, Breslin Builders provided the needed plans, coordinated and pulled permits with the City of Henderson (over the counter processing). This project has a quick turn around and will be ready in January 2019.

Now that the walls are stood, the roof framing for the Sobb Avenue Warehouse project is well underway for the project. The structural columns and girders have been placed prior to the roof framing starting. The exterior of the wall panels are being cleaned up and patched.

The Sobb Avenue Warehouse design-build project is progressing and showing great progress this month. The concrete tilt-up wall panels have been cured enough to be stood in place. Bull Concrete stood the panels over a couple of days giving the building its vertical appearance. Once stood the structural steel and panelized roof framing will begin.

Most of the concrete tilt-up panels at the Sobb Avenue Warehouse project have been poured and are curing for placement at the site. Soon the building will start to take shape and the next phase of work can begin, including the steel girders and the panelized roof framing system.

Breslin Builders is working with Rebel Oil Company to upgrade their fire pump at their existing terminal in North Las Vegas, Nevada. Our design-build services included a new concrete pad for the pump house equipment, electrical feeds, as well as bollard installation for vehicular protection. This pump will tie into their existing on-site fire system to provide updated fire suppression for their fueling canopies and loading racks as required by Clark County Fire Department.

Concrete work at the design-build Sobb Avenue Warehouse project is progressing. The slab has been placed and the title-up panels are being formed. Reinforcing and embeds are being placed in each panel also.

Breslin Builders has been retained to continue our design-build services for the expansion work at the existing Redwood Cultivation marijuana grow facility we complete in 2016 (also as a design-build delivery method in 2015-2016). Two additional grow rooms, one for vegetation, and one for flowering, will be added to the facility in the unfinished area remaining from Phase I of the work. Drawings for permit are currently being prepared for issuance to the Clark County Building Department for permits.
The foundation reinforcing is progressing on the new warehouse project Breslin Builders is providing design-build services for. Foundations in areas have been poured. On-site utility installations have started also. Grading for the panel casting slabs have been completed.

After many long months and coordinate efforts between the civil engineer, building, and the County, the final permits have been issued from Clark County Building and Safety. The foundation reinforcing is progressing on the new warehouse project Breslin Builders is providing design-build services for. Off-site utility installation for the water line is progressing.

Grading work is progressing on the new warehouse project Breslin Builders is providing design-build services for. We are working towards final building department approvals, but we are able to get some initial grading started. In addition to having to import to the site, we also provided on-site crushing efforts to break down the larger caliche boulders found on-site.

Breslin Builders has started the site work for the new 32,000 square footage multi-tenant Sobb Avenue Warehouse project. Clearing and grubbing is taking place in anticipation of a final civil improvement permit. Additionally, the site will have rock crushing and caliche removal started. Progress photos are below:
Below are photographs of the continued interior remodel work and finishes to date at the new Lotus of Siam restaurant location at 620 E Flamingo Road in Las Vegas, Nevada. While we are still working on the wine room addition in the private dining area, the balance of the restaurant has been opened and a steady stream of customers are once again enjoying the meals and experience Lotus of Siam provides. Once we fully finish the work we will capture final images, but below are some “work in progress” photographs.
Progress is being made on the wine room add at the Lotus of Siam Flamingo location. This interior remodel project encloses the existing wine storage millwork shelves to provide a climate controlled environment for their wine stock.

Breslin Builders has completed the construction documents and recently submitted the Sobb Avenue Warehouse project to Clark County for approvals. We anticipate an April 2018 start pending final Clark County Building Department and Fire Department approvals.

Continuing with the remodel work Breslin Builders had previously completed at the Lotus of Siam Flamingo location, work on the new climatized wine room is progressing with the wall framing taking place. The work will provide a new climatized room to enclose the existing wine racks already in place. A new mechanical system is being provided to allow the space to be conditioned to the proper temperatures needed for the wine being stored.
