Pre-Development and Pre-Construction Services –
If you are looking to see what your project or development should cost, review of specific project requirements with regards to utilities, existing conditions, zoning, code and municipal requirements, pre-design services, or other items needed to get your project out of the ground, Breslin Builders’ team can provide these services.
Conceptual budgets at development milestones can be provided based on prior vast variety of project history, as well as our network of subcontractors and consultants we work with and have relationships with.
Working with our industry connections and past processes with the local utility companies (NV Energy, Southwest Gas, municipalities, etc.), we can work to understand the existing conditions and potential requirements and other items related to your project ensure a smooth start.
Preliminary scheduling services can be provided to ensure the project will meet your project deadlines, understand the critical path items (design, construction document development, permitting, land-use and other entitlements, utilities, etc.), and when you can occupy your new project or development.
Bidding Services –
Breslin Builders provides traditional project competitive bidding services for projects. Working with owners, tenants, architects, and/or developers, we can provide a competitive bid for your project. We are gears towards private sector projects, and generally based on our past projects and results, no project is too small or large for use to handle. Negotiated Contract –
Breslin Builders and the owner work together on the project at a negotiated fee, skipping the competitive bid process with many general contractors. Typically this type of services results in a negotiated fixed fee for our services and we work with our subcontractor base to get the best possible price and service based on the project requirements. As with all of our other project delivery methods, all contracts, costs, fees, etc. are “open book”, and the owner is part of the decision making process with regards to costs, subcontractors, schedules, etc.
This method is ideal for those that have an architect or design professional on board but would rather skip the competitive bidding process and simply negotiate with Breslin Builders as their chosen general contractor.
Construction Management and/or Owner’s Representative –
Breslin Builders can provide an owner construction managements services for their project, typically overseeing another general contractor or contractors, ensuring a smooth project is provided and in the best interest of the owner/developer. Many of the same skills and services we provide on our owner standard construction projects we are the GC for are used for CM, but provided with the oversight of additional contractors involved.
Breslin Builders works with the owner and the owner’s architect or design professional (or we can assist choosing one best suited for the project based on our past project experiences and industry relationships) as a team member to ensure the project is designed in the best manner possible with regards to budgets, schedules, methods of construction, codes, and other related items.
As the project progresses and based on the negotiated services and project requirements, conceptual budgets and schedules can be updated at critical milestones in the project development, ensuring a smooth transition from design, to permitting, to construction, with the ultimate goal of providing a project that is on time and on budget (or under where possible).
In addition to the knowledge and skill set Breslin Builders’ team can bring to the table, we also have industry relationships with key subcontractor trades (i.e. mechanical, plumbing, electrical, framing, concrete, steel, etc.) that can provide valuable knowledge, budgeting, and other information for the specific project requirements.
The Design-Assit method is good for those looking to get a general contractor on board early in the project development, but already has an architect or design professional they like to work with.
